Note 01Is a 20 year old roof considered old?
For asphalt shingle it is getting there, but age alone does not settle it. Asphalt shingles are generally rated at 15 to 30 years, and 3-tab shingles toward the short end at 15 to 20, so a 20-year-old roof deserves a proper reading, not an automatic replacement. If the granules are holding, the shingles lie flat, the flashings are sound and the attic shows no water tracks, it may have years left, and that estimate goes on paper.
Note 02How often should a roof be replaced?
When it stops being repairable, not on a calendar. Asphalt shingles are generally rated at 15 to 30 years and metal at 40 to 70, but a roof is done when it leaks in several places, sags, sheds shingles in every wind or needs a new repair every season. In Baytown there is often no permit record of the last re-roof, so the roof itself is the record.
