Four steps, start to finish
Every roof dated and read first, and a written quote with its remaining life before any work starts.
Call with the roof's age, if you know it
Tell us the address, what you are seeing, and when the roof was last done if you know.
Date the roof before any price
Shingle type, granules, curling, the layers at the edge, the flashings and pipe boots, then the deck from the attic.
A written quote with the remaining life on…
The repair or replacement in plain language, the estimated years the roof has left, and, if the deck is touched, the permit from Building Services.
The work, then the walkaround
Shingles woven in, flashings renewed, photographs before and after.
Every price on one page

What to do before a roofer arrives, and what to find out
Most roof problems are less urgent than they look, and the first steps cost nothing.
Catch the water and photograph it
A bucket under the drip, belongings moved, and a few photographs of the stain before anything is touched.
Note when it leaks
In every rain, only in wind-driven rain, or for hours after the rain stops. That one detail narrows the search before anybody climbs a ladder.
Look in the attic if you safely can
Water tracks on the rafters, damp insulation or daylight around a vent point straight at the entry, and a found entry point is a cheaper repair.
Find out when the roof was last done
Closing papers, an old invoice, or a neighbor who remembers the crew.
Storms set the roofing calendar here
Worth knowing before you start calling around, because the week after a storm is the worst week to be choosing.
Carla, Alicia, Ike and Harvey all reached Baytown, and when a storm crosses the bay the calls arrive together, across the whole city, the same morning. Temporary cover comes first for everyone with water coming in, and permanent work queues behind it.
That is the best argument for dating a roof in a quiet month. A roof read in spring, with its remaining life written down, is a decision you make on your own schedule; the same roof after a storm is a decision made in a hurry.
- Active leaks covered the same day where light and weather allow
- Repairs booked within the week in normal conditions
- Temporary cover quoted separately from the permanent repair
- Roof readings and replacements scheduled in calm weather
